Not a Tenancy Agreement: M-Power Accommodation Pty Ltd (a World-Blue company) grants to the occupant(s) a licence to occupy the accommodation on the terms of the booking period. This agreement does not and is not intended to create a residential tenancy agreement or any rights that attach to such an agreement. As mandatory and regular cleaning is performed, our accommodation offer is that of a serviced apartment, and not a residential tenancy lease.
Inclusions: Rates include applicable tax, modest utilities (electricity, gas, water) and complimentary WIFI. Any electricity or gas bills incurred that are deemed to be excessive (at the discretion of M-Power Accommodation Pty Ltd/World-Blue) are payabale. The ‘average’ electricity bill for a One Bedroom Apartment is $300/quarter, Two Bedroom $400/quarter, Three Bedroom $500/quarter.
Set-Up: Apartments are self-contained and fully furnished with linen & towels, utensils and cooking implements all provided.
Housekeeping: Rates are un-serviced (no housekeeping, unless otherwise noted). Additional housekeeping can be added weekly or less frequently, at a fee (Studio $110, 1BR; $130 2BR; $160 3BR $190). Extra linen can be delivered to your apartment on request.
Departure Cleaning Fee: A departure cleaning fee is paid once per apartment; $150 (Studio) / $180 (1BR) / $250 (2BR) / $350 (3BR). One departure cleaning fee is paid per apartment if choosing to move during your stay.
Entry/Exit Times: Keys can be collected from 3pm. Departure is required by 10am. Guaranteed entry earlier than 3pm requires purchasing the preceding night to hold the apartment off line for early arrival. Departure before 10am on departure day is required to avoid further costs, unless it is previously arranged. We reserve the right to pack and stow guest belongings in the event of a failure to vacate by 10am and a stowage fee of $150 will apply. Departure later than 10am is by prior arrangement only and subject to availability.
Access: Cleaning and Management staff maintain the right to access the accommodation at any time. Wherever possible, advance notice will be provided, however this may not always be possible.
Rates: Rates in quoted in Australia Dollars (AU$) including applicable taxes, and are based on the length of stay booked. A shortened stay may be billed at a higher rate.
Payments & 14-Day Notice Period: All accommodation costs are to be paid in advance throughout the stay. 14 days notice is required for cancellation prior to arrival, or for early departure during the stay. Booked nights that are within 14 days of the time when notice is given to cancel the stay, or during the stay to depart early, are still payable. Payments are required in advance, and invoiced monthly or fortnightly, including the departure cleaning fee in the first invoice. Payment of the first invoice will secure the booking.
Credit Cards: Credit card payments incur a transaction fee. 2% Visa/Mastercard, AMEX/Diners. Payment by Electronic Funds Transfer (EFT) does not incur a fee.
Key Collection: Please refer to the Booking Confirmation email regarding the location where key are to be collected. Keys in most cases are to be collected from our city office, ground floor of 57 York Street, Wynyard from 3pm onwards on arrival day. Key collection office hours are 8am – 8pm (Weekdays) and 9.30am -5pm (Sat, Sun, public holidays). Arrangements can be made in advance for arrivals outside of these hours.
Availability: Quotes are valid at the time of sending. Please note availability is subject to change.
CONDITIONS DURING YOUR STAY
Stay Conditions: All stays must be prepaid in advance, according to the booking conditions.
Entry Time: Entry time is from 3 PM onwards.
Hotel Services: All apartments are private and residential, and hotel-like services are not provided.
All queries are to be directed to us. Building front desk reception staff have no information about your stay or about your apartment. Luggage stowage is not provided onsite at any building prior to apartment entry. We can stow luggage at our city office, please contact us for more information. Requests may be made (e.g. high floor or early entry before 3pm) but are subject to availability only.
Loss of Keys: Loss of keys (or part thereof) incurs a replacement cost of $200 per set. Any set of keys not left upon departure may incur a replacement fee (regardless of return at a later time).
Apartment Lock-Out: In the event of locking your keys inside your apartment (‘lock-out’) a call out fee of $150 is payable in cash on the spot – prior to re-entry. Should a locksmith be required an additional fee of $150 is required on the spot. Please note, re-entry may not be able to be arranged immediately as this relies on the availability of staff / locksmith / spare keys. The booked guest is solely responsible for keys and security access fob/swipe. Please note, total fee may be the call out fee ($150) plus locksmith fee ($150) plus loss of key fee ($200).
Reasonable use of utilities: Reasonable use of utilities (gas, electricity, water) is included in your booking rate. Excess usage (incurred by leaving air-conditioning units on all day etc), is payable above and beyond the room rate. See guidelines above for average usage.
Occupancy and Usage: Our accommodation is to be used for private residential purposes only. Functions, parties, excessive noise or rude behaviour will not be permitted, and will result in the cancellation of your booking without refund. Occupancy must not exceed the number stated on the reservation.
Smoke Detectors: Smoke detectors in the apartment are sensitive and will be set off by any smoke. Ensure the extractor fan is used to vent excess fumes. DO NOT open apartment front door to vent excess fumes into the corridor, opening balcony door is advised. The fire brigade call out fee in the event of a false alarm will be the guest’s sole reasonability and is not less than AU$1765 (as at 2017).
Cleaning & Apartment Condition: All apartments are to be maintained in a clean and orderly fashion. Cleaning materials are provided in the apartment at the start of the stay, and it is the guest’s responsibility to replenish as required. Guests are to notify us within 24 hours in the event of any stains, damage, breakage (or similar) within the apartment. Periodic inspections may occur with reasonable notice.
Departure Clean: The departure cleaning fee included with each booking allows for reasonable cleaning to restore the apartment to a presentable condition for the next guest. It is the guest’s responsibility to dispose of all rubbish and wash dishes and appliances after use. Additional cleaning fees may be imposed for un-disposed of rubbish, un-washed dishes or appliances, at a rate of $100/hr as required.
Lost Property: Please note all personal belongings are the sole responsibility of the guest. We accept no responsibility for belongings that are lost or damaged. Lost property items that are found will not be kept and are not the responsibility of M-Power Accommodation.
Luggage Storage: Where possible, we may be able to store luggage subject to availability. M-Power Accommodation takes no resposibility for the safe keeping or otherwise of guest luggage. Travel insurance is reccomeneded, as M-Power Accommodation is not responsible should the items be included but not limited to: lost, stolen, damaged or otherwise.
Public Areas: Please ensure all guests follow building instructions and signage. Glass containers and the consumption of alcohol and smoking are forbidden in all public areas at all times, including gym, swimming pool etc. Failure to comply in the first instance will result in a warning, and any subsequent instance will cause the booking to be immediately cancelled. Please ensure your balcony, windows and doors are locked for the safety of all guests. M-Power Accommodation Pty Ltd (World-Blue) cannot be held liable should this advice be ignored.
Emergencies and Safety: Dial 000 in the event of an emergency. Should a building fire alarm activate, or any other announcement is made, you must follow all buildings managers instructions/fire alarm evacuation order. Please familiarise yourself with your nearest fire exits upon entry to your apartment.
Travel Insurance: We recommend you purchase travel insurance to insure against any loss during your stay.
